The Corporate Real Estate job is responsible for the organization’s real estate activities including site location and acquisition, property disposition and space leasing. As a recognized master in real estate management, this job provides industry leading advice for the organization’s commercial real estate holdings and directs the leasing and purchasing process for the organization’s largest real estate projects.

  • Comprehensively review the FM operating procedures to ensure workspace operates in the most cost-effective way, with the known headcount and building operating times
  • Actively participate through partnership with other stakeholders acting as Strategic Planning and Workplace Strategy Program Management lead in capital improvement projects providing operation input during project due diligence, design, execution, and close-out phases
  • Direct the activities of in – house and outsourced resources in the delivery of real estate transaction services, construction / project management, facilities management and space planning.
  • Drive planned growth for facilities portfolio by identifying resources required to identify new functional areas, reposition existing responsibilities, and refine our capital investment in Facilities & real estate operations.
  • Lead strategic planning of site operations and real estate portfolio in Pune, including Transport & Travel.
  • Directs team, consultants, and service providers in executing the real estate and facilities strategic and tactical goals with objective of improving revenue, maximizing operating efficiencies, and promoting the highest and best use of assets.
  • Leads segment financial planning process, including the development of the annual budget, periodic forecasts, and longer-term financial plans.
  • Ensures that the Integrated Facilities Management External Partner executes responsibilities according to contract requirements, operating budgets, implementing best practices, confirming policy compliance, and driving service improvements.
  • Ensures preventive/predictive/reactive maintenance, sustainability and energy conservation practices by the Integrated Facilities Management External Partner are performed in accordance with approved policies and procedures.
  • Monitors supplier staffing levels and operating budgets, reconcile against approved plans, and make recommendations for optimizing based on expected outcome-based performance. Continue to focus & align to organizational goals on Diversity & Inclusivity.
  • Improving satisfaction level of internal customers by close monitoring of the workplace & Employee transport related services at the site
  • Implement Technology solutions being introduced and ensure its success by ensuring that the Team is following the process and verifying entry made in the system on a daily basis and monitor SLA matrix on daily basis.
  • Review & Present Monthly Information Deck internally across management levels
  • Monitor the transport spend and Alert Management in case expenses are exceeding past trends.
  • Handle escalations received from employees on workplace / transport service provision.
  • Obtain regular feedback on the Facility & transport service through periodic interaction with Business managers for improvement.
  • Ensuring the service provider complies with all applicable statutory obligations not limited to Labour & Building compliance.
  • Handle risk and BCP situation management with minimum impact to associates and business.

Position Specifications:

  • Have strategic experience and ability to see macro picture of the workplace & transport operations.
  • Hard-core planning & management of multi-faceted Facility Operations.
  • Oversee Statutory compliances, governance & Risk Analysis etc.
  • Create initiatives & manage cost of operations.
  • Be a strong People Manager – provide guidance and strong leadership.
  • Strategic knowledge of finances and cost control, to bring efficiency.
  • Provide guidance to Management/Business/MIS teams on dashboards, reporting, compliances, controls and audits. Have working knowledge of MS Excel

Skills Required:

  • High Analytical Ability – Costing, reviews to management & MIS.
  • Capability of handling sudden & multiple BCP situations create a BCP strategy.
  • Strategically deal with All suppliers & vendors.
  • Detailed knowledge of applicable statutory laws.
  • Ability to think ahead and create contingency plans.
  • Provide strong leadership & lucid directions in crisis situations.
  • Extremely high on Integrity –Values /Cultural fit into TIAA values.
  • Adaptability to corporate world, flat decision hierarchy & working with juniors.
  • Must be very articulate in written & verbal communication.

Qualifications Required:

  • Bachelor’s degree in engineering or hospitality or similar discipline
  • Licenses or certifications preferred by the position: LEED, CPA, CRCM, RA, PE, PMP etc.
